Board of Director’s Meeting at Epiphany
Wednesday, July 13, 2022, 7pm

Bobby and Jamie Ewalt have a 4th generation cattle farm in Iowa, also grow corn and beans. They have purchased the property at 3501 Watson Rd. and are wanting to open a store selling frozen meat products – this is not a butchery. They will have an app where customers can order online for deliver or pickup from the store. They will redo the lighting, awning, stenciling on the window (no large signs). There are 3 parking spaces in the rear and will have an ADA compliant parking and curb in the front. They are working on gathering signatures of approval from their neighbors. They will be renting the upstairs apartment once it has been renovated (currently gutted 2 bed/2 bath). The business will be called Waubonsie Ridge Beef. They have a conditional use hearing scheduled for July 27 and are requesting a letter of approval from LPNA and the Alderman.
Nancy Durante, neighborhood resident at 7133 Winona, is seeking an approval letter from LPNA to build a 2-storey garage with office above it. She has no plans to convert it to an AirBnB nor rent it out. The office will have a bathroom with a toilet, no shower (yet). She has signatures from all her neighbors. Her request was denied by the City due to the structure being too tall. She will appeal the decision with the support of LPNA and the Alderman and signatures from her neighbors.
Once the guests left, we opened up for discussion:
Waubonsie Ridge Beef: Will add conditions – hours, lighting, security, signage. All in favor, motion made by Gabe, 2nd by Tim.
Nancy Durante: no conditions need to be added. All in favor.
The Minutes from the Board Meeting held on May 9, 2022 were approved. Motion made by Greg, 2nd by Carol.
Neighborhood Meeting: to be held at Watson Terrace Christian Church, September 12, at 7.30pm
- Possible guest speaker: Mike Sack and/or Bethany – Chief of Operations for the City. If neither can attend, will ask Kim Haegele.
- LPNA Business.
- Elected Officials & Karen Clifford.
- LASM & Machacek Library.
- Police Liaison Officer.
Alderman’s Report
- Budget: Joe is working on the budget for paving, speed hump, sidewalks. No prices yet but Joe will report back pending a meeting with Matt.
Streets & Properties & NIS Report:
- Report all problem properties to Karen.
Committee Reports
Events:
The Events Committee met prior to the June concert to allocate duties.
- Lindenwood Live!: Tim will be on vacation the week before the August concert and has 2 plans in progress if his flight gets delayed/cancelled and will email us a list of what will need to be done if he is delayed. Has a good amount of people to put up signs and will contact them with locations. Band is Garden Party (primo band $1,000).
- Lawn & Garden: Gabe has mailed the winners, none of whom are members, and told them they will need to join the association before being a winner. Lisa has received 3 notifications from winners to join and 2 are remaining. They have until July 15th to join. Gabe will purchase gift certificates from Grow Gear and Trattoria Marcella for the winners.
- Meetup: July’s Tweetup will be held in-person at Babe’s with food from Vinnie’s/Pizza-A-Go-G0 on Tuesday July 26th.
- LinFest: The committee will meet on July 20th.
Beautification:
- Park: 4 old trees have been marked with a white dot. Emily Y has emailed Kim to find out what that means. Awaiting response. Park cleanup will be scheduled for September 24th, 1 week before LinFest. The bench on Jamieson has been repaired, but the boards were tossed behind a tree. No news on the playground/building/pickleball/bathrooms. Kim will be reminded that work should not start before LinFest.
- Community Garden: The 4 new beds are doing well. There is a GSA project underway to set up a scholarship program – biggest cabbage growing contest! A request was made to approve funds for the Wabash garden and Community Garden for R424.88 for 4 new raised beds, compost etc. All in favor, motion made by Emily Y and 2nd by Gabe.
- Wabash Garden: Mulch was added. LASM donated 4 sprinklers.
- Green Team: MODOT finally collected the trash bags after a month. Need more volunteers. The grass has been cut regularly. Next cleanup is September 3rd. Email Joe re having a gate at the Wabash garden so that we can gain access to collect trash on the highway. Tim will order some trash picker-uppers. 10 safety vests were donated by Aaron Dohogne.
Communications
- Mail Chimp raised their prices and Greg has upgraded it to accommodate 2,500 email addresses. Monthly bill is now $34.
Block Captain’s
- Laurie had her first meeting on Zoom and 17 people attended. She will send out a follow up email for the October meeting.
Membership:
- Lisa will be working with Greg to try and find a way to log all current members. The spreadsheet is currently very cumbersome and doesn’t match the online system. We have approximately 230 paid up members.
Treasurer:
- Our ending balance as at June 30 is $8,709.77. PayPal still has Lindsay’s name on it. They require 3 verifications from Carol to change it to her name. When requesting a check from Carol, include Pat in the request for confirmation purposes.
Safety:
- Adam will organize a committee meeting to discuss car clubs.
Century Homes:
- 5 yard signs advertising plaques will be put out. Some homeowners wanted a ceremony when having the plaques handed over – this could be used as a marketing opportunity. Jenna to contact the realtors/rehabbers to see if they would be interested in purchasing a plaque as a gift for new homeowners.
Old Business
- Nothing to report.
New Business
- White Front Auto has been purchased by the same owner of the old Snax. It will be an auto body business. He is looking for a letter of approval from LPNA. There are no issues with that.
- Meeting of Executive Boards: The president of one of the Dogtown neighborhoods requested a meeting with a ll 4th Ward neighborhoods to discuss events and to ensure that no events overlap. Meeting will be held on Friday at 7pm. Pat will send out details. Pat, Lisa and Adam will attend.
- 33 Frogs Sports Bar: The owner would like a meeting with the Board to discuss a liquor license. She will need approval from her neighbors who are all against it.
- Art in the Park booth: we will be comped but will need to provide an activity or giveaway. We will give away safety magnets and come up with something else. This will occur on Sunday September 25th. Will need people to work in shifts. Adam & Amy, Gabe, Emily R, Lisa, Emily Y, Pat and Milton to attend.
There being no further business, the meeting was adjourned at 9.08pm.
