Board of Directors Meeting
April 21, 2026
Tuesday, Lindenwood Park Place – 7pm

Guests: Randi Kranz (Paper Crane); Taylor Burch (Rebellion Fitness); Stephen Lindemann
Randi Kranz is the owner of the bar, Paper Crane, at 3501 Watson. Bar fare will be upscale cocktails and light food; it will seat up to 30. She has 3 spots in the alley for parking; most parking will be on the street. The Paper Crane will have security cameras, uncovered windows, subtle lighting over the door, and along the walkway. The bar is also an art gallery and available for private events.
Taylor Burch, is the owner of Rebellion Fitness, a movement and fitness studio at 3525 Hampton. She subleased from STL Fitness, then took a lease for a 7,000 sq ft. space. Grand opening is May 2nd.
Stephen Lindemann spoke to the board about working on the park’s drinking fountains to improve water flow. He also cleaned a lot of the graffiti from the building and hockey rink.

Neighborhood Meeting: The general membership meeting will be June 1st. Adam will check with mayor’s office about her attendance. Pat will find out if the new zoning person could be a backup in case the mayor cannot attend.
Aldermanic Report: Bret sent his apologies for not being able to attend the board meeting. The food truck bill was put on the informal calendar, meaning it will be reintroduced this session and go through the entire legislative process again. There will be additional committee meetings for public comments. Additionally, a bill was passed setting forward a new process for dealing with nuisance properties, which will allow for concerned citizens to gather the signatures of a majority of residents nearby, which will then go before a nuisance board to determine if a property shall become a nuisance property. This is awaiting the mayor’s signature. On April 20th, a judge ruled that the “county commission” of the City includes the BOA, so they will be working with the Mayor to appoint a new sheriff. Bret included that he knew about park grafitti, reporting it to Brightside, and tennis court remodeling for Pickle Ball. Bret ended his report by inviting emails with specific questions which he would address with the LPNA leadership at the QT meeting on the evening of April 22nd and thanked the board.
NIS Report: Gwen, with QT, called Karen about the cleanup at the Binder building. Gwen said they have people checking the property every couple of weeks, but Karen indicated that she would ask for the building to be checked more often. Bulk pickup begins the week of April 26th. The apartment building at Arsenal and Ivanhoe got a cease-and-desist order from the city. A multifamily apartment building in the 3400 block of Watson is now listed as a problem property. The problem property on Oleatha is boarded up and being cleaned out. The owner is no longer in jail but is not living there. Currently, there is a $25 fine for reported problem properties; the fine is in the process of being raised. Karen is hoping NIS’s can show up and give testimony about property problems. The Wabash tent dweller is getting belligerent with neighbors close to Wabash. The City will show that assistance has been offered to the tent dweller so property can be cleaned by the property owner, Ameren. Karen has paint for board members to paint safety markings at intersections. The new labeling for neighborhood organizations, known as Registered Neighborhood Organizations, will go into effect in August.

Lindenwood Live: Greg is checking with 2 food trucks who haven’t paid yet. Paul Bonn and the Bluesmen are playing June 28th, Fanfare is in May, Our Thing Together in August, and Klose Kuarters in September. City process for permitting is still cumbersome. Help will be needed with putting up and taking down signs.
Park: Small mulch deliveries were ordered for the corner at Pernod and Prather and by the tennis courts. Tools were ordered from Brightside, wheelbarrows are needed. Pat will bring doughnuts, water, and cups. Aaron will be contacted about school students helping. Park cleanup info will be in the newsletter on Sunday, April 26th. There was discussion about the future need for more plants. Pickleball work has started on the courts. Planters on Ivanhoe in front of the tattoo parlor need to be fixed. The tattoo parlor owner has offered to take care of the plants in those boxes. Drinking fountains still have pressure issues.
Gardens: Water chestnuts have been planted, and new boxes were built. Some more young people have taken on garden boxes, with a waiting list for more. People have signed up to offer maintenance.
Green Team: New pickers-up and stabbers have been ordered for Saturday, April 25th, clean-up. Six pickers-up were ordered, and 3 were received. Flat shovels are needed for weeds on the medians, and we are paying extra for cutting next to the chain link fence.
Communications: There was a temporary problem with the website and paying dues. Hot Lava was called, and a message was left. People can use PayPal or Square to pay.
Membership: Welcome packs will be delivered in May for February, March, and April. There were 314 current members (February), 305 in March. Reminder letters were sent out to 24 members who lapsed in March (3 renewals). The membership committee is collaborating with 4 local businesses to provide discount coupons/offers to new and renewed members. The Membership campaign will run from May 1- September 30 to include Lindenwood Live and 2 neighborhood meetings. Members who sign up or renew during this period will qualify for a page of coupons from 4 local businesses offering a discount or amount off. The 4 businesses are Aya Sofia, Studio Ivanhoe, Chilanguita, and Series Six. Coupons MUST be collected by the member at a meeting or event.
Flea Market: Flea market is Saturday, May 16th from 7 am – 1 pm at Watson Terrace. Donations will be received Friday, May 15th from 6:30 to 8:30 pm at the church. Volunteers are needed to help set up tables and chairs on Friday from 5:30 pm and tear down on Saturday at 1 pm. Flea market info launched on March 1st, with tables being offered at $20 each and a maximum of 2. Currently, 7 tables have been sold, excluding 6 for LPNA, with another 5 potential tables coming. This will be the same as last year. Lisa has emailed all previous participants, advertised on Facebook and Nextdoor, designed and distributed flyers, notified block captains, put info on the website, in the newsletter, and emailed churches information for their bulletins. Watson Christian is also holding their BBQ the same day from noon to 5 pm.
Block Captains: The meeting is scheduled for May 12.
Safety: There has been communication with Bret about street issues and a street liaison, Kajuana Thomas. Discussion included painting street crosswalks, speed humps, and other safety markers. A motion for $700 towards traffic and zone marking paint was made by Pat and seconded by Lisa. Passed
Neighborhood Alliance: The focus for the alliance was against the food bill. The bill was pulled by the aldermen for reworking.
Century Homes: One was sold online.
Development: The new Lindenwood Development Committee is made up of Pat, Jay, Tim, and Emily. They set up meetings with new business owners in person or by Zoom to go over concerns. Call It Done: Will have security cameras, two work bays, and one employee. Axis Market: Will extend into the former cleaners’ space to add a kitchen for pizza, chicken, etc. The entire building is owned by one person and is leased to Axis Market. The concern about the store being a liquor store was shared; the owner came back with a proposal: 25% of the store will sell liquor; small bottles will be behind the register. Conditions were discussed that included no full liquor license and no Torch machines (gambling). Paper Crane and Rebellion Fitness met with the board.
Treasurer’s Report: Pat needs any debit card information sent to her with the subject line of how much and what the purchase was for.
Old Business: Carl from Gomez Upholstery wants to donate the dragon sculpture that is in front of their office to the park. He will send details and photos. Jay passed out flyers from the Zoup group about gas stations and zoning issues.
New Business: Lisa and Emily Rogier will approach businesses about sponsoring Lindenwood Live. A donation will be made to Lindenwood Senior Ministry of a basket with a t-shirt, flag, Jay’s book, and membership info.
